Assumptions

  • Rent and service charge are suggested from the district's asking rents and a typical HUF 350/m² charge: adjust them to your property.
  • Rental income of individuals is taxed at 15%, on 90% of the rent with the flat 10% cost allowance (or on actual documented costs). A social contribution may also apply: check your situation.
  • Short-term rentals (Airbnb) follow other rules, and new registrations are restricted in Budapest.
  • Net yield = rent collected minus charges, management and maintenance, divided by the total invested (price, costs and works).
